Following the success of the initial deployment, Aireavu was appointed to extend monitoring across additional floors, covering a total of 35,000 sq ft.

The Challenge

During refurbishment, air quality can fluctuate due to construction dust, chemicals and changes to ventilation. To achieve and maintain SKA Rating compliance (an environmental assessment methodology for sustainable, best-practice commercial office refurbishments), the Landlord required a reliable, real-time monitoring solution that could track particulate levels, detect health and safety risks and provide continuous evidence of environmental performance, all without relying on costly and intermittent consultant-led assessments.

The challenge was to deliver high-precision monitoring across a live construction site while ensuring zero disruption to building operations or tenants.

Aireavu deployed a 24/7 IoT-driven air quality and occupancy monitoring solution across the refurbishment zone, instantly capturing critical metrics such as CO₂, PM2.5, PM10, temperature, humidity and VOCs. All data was streamed to a real-time dashboard tailored for construction and property teams, enabling rapid interpretation and compliance reporting.

The platform also introduced automated alerting, notifying teams when particulate levels or other indicators approached threshold limits, allowing immediate onsite interventions and ensuring continuous compliance throughout the refurbishment programme.
